James Hardie Garage Conversion ADU: The Torrance Owner’s Guide

We stock and install James Hardie-compatible siding, trim, and weather barrier materials for garage conversion ADUs throughout Torrance, with most replacement work priced between $1,850 and $6,400 depending on scope. Most homeowners discover a problem the same way our crew does: a soft spot near the bottom edge of the siding, a hairline crack that wasn’t there last spring, or water staining on the interior drywall after a heavy rain. Left alone, those small failures travel upward and inward, and the repair stops being a siding swap and starts being framing work.

Kirk Campbell has seen this exact pattern dozens of times in Torrance garages built between the 1950s and 1980s. The structure was never meant to be lived in, so the original siding sat directly against studs with no rainscreen gap and no drainage plane. That works fine for a garage full of tools. It does not work for a bedroom with drywall, insulation, and a kid sleeping on the other side of the wall.

Which James Hardie Models This Applies To

The materials we replace and install on Torrance garage conversions fall into three James Hardie product families: HardiePlank lap siding, HardiePanel vertical siding, and HardieTrim boards. Within those families, there’s a compatibility gotcha most homeowners never hear about until something fails. HardiePlank lap siding from before 2015 was manufactured at a slightly different thickness tolerance than current production. If you’re patching three boards on a 2008-era garage, off-the-shelf HardiePlank from a big box store will sit proud of the surrounding boards by about 1/16 inch. We micrometer-check replacement stock against the existing boards on site before cutting, because a 1/16-inch mismatch turns into a visible ridge down the entire wall once painted.

HardiePanel, by contrast, has been dimensionally stable for years, but the real variable is the joint treatment. Factory-recommended flashing and joint spacing changed in the 2019 technical bulletin update. Older Torrance installations often have butt joints with no flashing at all, which is exactly where water gets in during our winter rain months.

For most replacement work, we recommend genuine James Hardie product matched to the existing profile. Aftermarket fiber cement equivalents exist, and some are decent, but the color-match and texture-match on a partial repair is never as clean as the real thing. If it’s a full wall replacement, OEM versus aftermarket matters less, and we’ll walk you through both prices.

Signs Your James Hardie Garage Conversion ADU Is Failing

  • Swelling or softness at the bottom edge of the siding. This is the classic failure in Torrance. Water wicks up from grade splash-back, and fiber cement that stays wet begins to delaminate. If you can press a thumb into it and feel give, the board is done.
  • Hairline vertical cracks running up from the bottom corners of windows and doors. These are stress cracks from the garage’s original slab shifting. A 1960s garage floor was poured for cars, not for the added wall loads of an ADU conversion, and the movement telegraphs straight through the siding.
  • Paint that peels in sheets, not flakes. Properly installed fiber cement holds paint for 25 years or more. Peeling sheets mean moisture is trapped behind the paint film and the board is saturated from the back side.
  • Dark staining or mold lines along the bottom course and at butt joints. This tells you water is getting behind the siding and sitting. Near the Del Amo area, we see this most often on garages that sit low on the lot with poor drainage away from the slab edge.
  • Gaps opening at trim joints around the garage door opening. The original garage door framing flexes every time the door cycles. If someone converted the garage to living space but left a non-operational door in place, the trim still moves with temperature swings, and the sealant joints eventually split.

Replacement Cost & What’s Included

Here’s the honest price picture for Torrance, based on what our crews have quoted and completed over the past several years.

  • Single-board replacement (1-3 HardiePlank boards): $450 – $950
  • Bottom-course replacement around one wall: $1,400 – $2,800
  • Full single-wall siding replacement with housewrap and flashing: $3,200 – $6,400
  • Siding plus trim replacement on a full garage conversion: $5,800 – $11,500

Every one of those numbers includes the same things: no dumpster surprises, no fuel surcharge, no “we found rot” change order halfway through. Before we start, you get a written price. If we open the wall and find framing damage, we stop, call you, show you photos, and price the repair as its own line item. You approve it before we touch it. The 365-Day Done Right Promise covers the work, in writing. If it isn’t right, we make it right.

DIY or Call Us?

There’s a small amount of work you can do safely on your own. Check the bottom edge of your siding with a screwdriver for soft spots. Look at the joint flashings after a rain. Clean out any debris sitting against the foundation. That’s diagnosis, not repair, and it’s genuinely useful information for when you call us.

What we don’t recommend is pulling boards off a load-bearing garage wall without knowing what’s behind them. Fiber cement is heavy, it shatters when it’s cut wrong, and the silica dust from cutting it is a real respiratory hazard. We use dust-controlled cutting methods and proper respirators every time. The part where DIY goes wrong in Torrance is the same place it goes wrong everywhere: somebody opens a wall, finds a surprise, and doesn’t have the tools or the time to close it back up correctly before it rains. Call (424) 488-0926 and we’ll take a look. The estimate is free, and you’ll know exactly what you’re dealing with.

Why Torrance Homeowners Call Seedling ADU Torrance

The crew that shows up at your door is background-checked, uniformed, and answers to Ben Ortega by name. Shoe covers and drop cloths go down before any tool comes out. Pet-safe products are used wherever there’s a choice. Before we leave, we take a photo of the clean-up and send it to you. That’s the Cedarwell Care Promise, and it’s not an upsell. It’s how every job works.

Ben grew up in Los Angeles and studied construction technology at Los Angeles Trade-Technical College, where he learned to read plans slowly, looking for what could go wrong. He still walks every Torrance site twice before a permit gets filed. He still keeps a tape measure in his car on weekends, which his wife finds only mildly annoying. His rule on every job is simple: measure it right the first time and you only have one conversation about the budget.

If your James Hardie siding is failing on a Torrance garage conversion, call (424) 488-0926 and we’ll put a date on the calendar. The estimate is free, the price is in writing, and the work is backed by the 365-Day Done Right Promise.
